Why Is My Water Heater Leaking? Causes and Solutions

November 19, 2025

Is your water heater leaking? If you’ve noticed water pooling around your heater or dripping from the tank, you’re not alone. Many Thunder Bay homeowners encounter this issue, especially during the cold winter months when reliable hot water is essential. At D. Peppard Mechanical Inc., we receive calls about leaking water heaters every week. A leak can be caused by several factors, some minor and others more serious. In this post, we’ll explain the most common reasons water heaters leak, what you can do to solve the problem, and when it’s time to call the pros.

Common Causes of Water Heater Leaks

Age and Corrosion

One of the most frequent reasons water heaters leak is simply age. Most water heaters last about 8-12 years. Over time, the tank can corrode, especially if regular maintenance is skipped. When corrosion eats through the metal, leaks occur—typically from the bottom of the tank. If your unit is more than a decade old and leaking from the tank itself, replacement is usually the best solution.

Loose or Faulty Connections

Leaks can also be caused by loose or faulty connections. Your water heater has several inlet and outlet connections (for cold water going in and hot water coming out) as well as a pressure relief valve. If these connections aren’t tight or if the gaskets have worn out, small leaks may develop. This type of leak is often repairable by tightening the fittings or replacing old gaskets.

Temperature and Pressure Relief (T&P) Valve Leak

Every water heater has a T&P relief valve to prevent dangerous pressure build-up. If this valve malfunctions or detects excessive pressure, it can release water, causing a leak near the top or side of the tank. While some dripping is normal (especially after heating cycles), frequent or persistent leaks mean it’s time to have the valve inspected or replaced.

Drain Valve Leak

At the bottom of your water heater, you’ll find a drain valve used for maintenance and flushing. If this valve becomes loose or fails, it can leak. You may notice a slow trickle or steady drip from the valve. Often, tightening the valve is enough, but if it’s faulty, a replacement is needed.

Excess Water Pressure

High water pressure can cause leaks from your water heater and other fixtures in your home. If you notice leaks and also hear banging pipes or have problems with other appliances, excessive water pressure could be the culprit. Installing a pressure-reducing valve may be recommended.

Condensation

Sometimes what looks like a leak is actually condensation. On cold days, if your water heater is working overtime, moisture can collect on the outside and drip onto the floor. If you only notice water after the unit runs for a long time, and it dries up quickly, it’s likely condensation and not a true leak.

Solutions for a Leaking Water Heater

Tighten Loose Fittings and Valves

For minor leaks from fittings, valves, or gaskets, a simple tightening with a wrench may stop the leak. Always shut off electricity or gas before attempting any repairs.

Replace Faulty Components

If a valve or gasket is to blame, these parts can often be replaced inexpensively. The T&P valve and drain valve are readily available, but installation is best left to a professional to ensure safety.

Flush and Maintain Your Tank

Sediment build-up inside the tank can increase corrosion and lead to leaks. Regular flushing (at least once a year) by a professional removes sediment and prolongs the life of your water heater.

Replace Old or Corroded Water Heaters

If your tank itself is leaking or has visible rust, replacement is typically the safest and most cost-effective solution. Modern water heaters are more energy-efficient, and there may be government rebates in Thunder Bay for eligible upgrades.

When to Call the Experts

Some minor leaks can be addressed by handy homeowners, but if you’re unsure where the leak is coming from, or if your water heater is over 10 years old, it’s best to contact a professional. Water, electricity, and gas are a dangerous mix. Ignoring the problem can lead to extensive damage or even health risks from mold and mildew.
